Q: SLS Developers insist on early payments for the flats. You tend to pay almost 50-60% by the time Pillars are constructed. Need to pay interest for early disbursement on loans in SLS Silver Oak and other (near hebbal) the quality of flooring is not up to the standard and if you ask for replacement they tend to pay only 30% of the market value of the tiles. They claim they get at discounted prices . We tend to pay more for replacement similarly any modifications you want to make.SLS try to squeeze money from the customers. Their amenities are sick. Not at all worth for the money they charge. Sales persons don’t know what brands they are using for construction Since they are charging higher price in SLS Springs, I hope quality will be better Any other views?

If you are still thinking, let me share my personal experience with you. I have bought two 2 BHK's in Asset Placid. Love the proximity, peace of mind the surroundings offer. Many may say "oh my that area has cows, but trust me seeing 1-2 cows is way better than a jammed road filled with honking". Another important point I would like to add is Asset Placid is a haven for the Mallu community (like mine :D ). I am not sure if I have to refer to my neighbors as friends or family. The unity found in this apartment campus is mind blowing. Now, coming to the builder, I would say, do not go by hearsay. Today, every one pays bloggers to write good and bad reviews about any builder be it Prestige, Mantri, or Asset for that matter. As per my experience, we did have a few small problems but the builder was always there for helping us. There is a lot of development happening in this area and finding an apt in Asset Placid in the next few years will be close to impossible. Best place to stay!!!

Do not invest in SRR OR EXCEL DWELLINGS they are thives i have my villa half built from 2010 at Exrubba now they are dead when phone rings. When you go to there office they will send an office boy to lodge your complaints. Big time cheats. Investors do not be fooled by their plans and brochures. Once your money is with them they will completely cut off when you call them.
It has become very difficult to decide which builder to go with. Now-a-days it has become a risky task to buy or invest in this industry.

Do not buy anything from this builder. They have cracks all over the flats including roofs and Walls. I do not feel safe to stay in such flat. They show so many things before booking, once you book, you need to pay a huge amount for getting a small work done. They have so many hidden cost and they do not have any professionalism. I did a very big mistake choosing Asset Builder!
Hi Vimal, when you know that the construction quality is not good, then what is the point of investing your hard earned money in such kind of projects. There are many good projects in this locality by A Grade builders such as Purva Skydale, Sobha Eternia, Purva Whitehall, Salhapuria Senorita, Confident Leo, Nitesh Palo Alto etc.

Calculation of SBA: Carpet area + terrace + balconies + areas occupied by walls + area occupied by common/shared construction (e.g. lift, stairs, club house, etc Usually developers use loading factor on carpet area to arrive at super built up area. The rate per sqft going on is Rs 2400. Phase II in this project offers only 2 bhk apartments and all the leading banks have approved the project.

I reside in JP Nagar and the area is well-connected with BMTC (Bangalore Metropolitan Transport Corporation) buses. Bus No. 2 and 2A can be availed from the locality to reach the Majestic bus terminal. The nearest bus-stops are located at Banashankari and Jaya Nagar 4th block. According to property consultants, with the arrival of Metro corridor, covering a stretch of 31.3 Km from JP Nagar to Hebbal, the prices of commercial and residential properties in the locality is expected to boost up incessantly.

The area has also seen 17 percent appreciation in the average annual price and four to seven percent rental yeild rate which is very good. It is expected that within next 3 years, this region is expected to witness capital appreciation of 15 to 18 percent per annum. BUDGET Rs 1 Crore plus: You can invest in Outer Ring Road (Hebbal to Silk board)/ Marathahalli. Q: Looks like the project was startsed by Rakesh Builders and then Mantri took over. However the flats don't seem to be selling. They are quoting 70-72 Lacs and then offering a some discount. Wondering what's up. Any thoughts anybody?

Hey Sadiq, Yes you are right the project was started by Rakesh Builder but at the initial stage only they sold the project to Mantri Developers due to financial crunch and later the construction was done by Mantri. Even I was also interested in this project but for the time being I am not booking any property in the same. The present price per sqft is Rs 4890 in Mantri Global Heights. The project will have two towers A tower with 52 units and Tower B with 63 units. A total of 115 apartments will be there. Pl see the details in Common floor website which says "Consumer Protection Act 1986 Consumer Protection Act gives end consumers certain rights against exploitation. A consumer can take help of this Act for claiming compensation in case of project delays. According to this Act, the builder is liable to refund the amount paid with interest (for the period of delay) if there has been a breach of contract. A promoter, who constructs or intends to construct such blocks of building of flats, shall specify in writing the date by which possession of the flat is to be handed over. Default would attract penalty under Consumer Protection Act." But this Shapoorji Pallonji company dont want to give any time based completion. Leave it to mentiion in agreement, they say they dont give any letter also. Project will be completed when it gets completed. Thats it.

Q: I want to know how an apartment's final price is fixed.

Developers acquire around 30 to 40 per cent as land cost and another 30 to 40 per cent as construction cost depending on the location of the project. In this situation there is no hurry to reduce prices in case of low sales. But project having margin more than 25-30 can see price correction in long run. Q: This company TGSConstructions encroaching plots in BEML layout (Mylasandra), Mysore road which originally belongs to BEML society. They are claiming to be bought as agriculture land. So public please be aware of this FRAUD. Land is currently under court dispute. So anyone booking a flat with them will landup in court dispute and loose money as there is no chance of apartment coming up there!

Cubatic Shimul Aloha is located near to the Outer Ring Road in Jalahalli which is considered The Green Belt Of Bangalore. The project has got approval from BBMP as well as it has got Commencement Certificate also.

The project offers 1,2 and 3 bhk apartments with area ranging from 505 sqft to 1062 sqft. They were quoting Rs 2850 per sqft for Republic day, I am not pretty sure if the offer is still on... You can check the same with the builder.

When will the project get completed and how much will be total price of an unit here? How many phases and towers will be there and what is the structure of the building?
The project is expected to get completed by end of 2018 and the price of apartments here starts from Rs 15 lakhs onwards. There will be two phases, six towers and it is a stilt+8 floors structure.

Q: Moving to The Greens is nothing short of happiness for me. My mom and dog are really going to enjoy the place and so I. My only problem is the price, it is a little steep for me but I think in a few months after a promotion I will be able to manage it. Once I move in, I dont think I will leave. My family will settle down there.

It is offering the lakeside view in the heart of the city. The Price of Godrej Reflection is a little bit high as it is offering an apartment in the Pleasent atmosphere with 80% of open Space and unmatched amenities.

Variants are available from 775 sqft (built-up area) in 1BHK, 1482 - 1632 sqft (built-up area) in 2.5 BHK, 1753 - 2215 sqft built-up area) in 3BHK, 2378 sqft (built-up area) in 4BHK and, 2923 - 3336 sqft (built-up area) in 4BHK Penthouse. Its current asking rate is Rs. 7600 per sqft. And the expected date of possession will be March 2022. As per the developer, its booking amount will be Rs. As it is an upcoming project, so builder has not mentioned its booking amount.

Q: The house is only a 3 bed / 2 bath about 1380 sq. feet. I was wondering when it comes time to meet about having additions and so forth added on what are some good things to consider? So far I've asked to add HVAC setup, a covered backyard patio, and about 80 sq feet for like a bonus room/office. What are some things to consider that might add value and make living there better? Also I've asked for CAT6 cables to be run from the bedrooms and living room and to terminate in the office/extra room. Also our countertop is just laminate, I know it's the cheap but I just can't justify upgrading to quartz, then again I don't know much about homes/real-estate. Also are barn doors cool or just a waste of money?

Q: I have decided on 2 properties but stuck in between as what to finalize further. Prestige Lakeside Habitat (2321 sqft) and Sobha Habitech (2225 sqft) almost at the same price. PLH is bigger apartment complex, the volume apartment will speak about the availability sooner or later in about 2-3 years Connectivity is problem (Station/ Airport) Slightly far away from the areas of Mahadevapura and Marathahalli Schools are near by Hospitals are little far Nearest Metro will be 6 to 7 kms away (hope farm junction) in about 2 years.
