Q: I’m planning to buy a residential apartment in Begumpet. I’ve received some negative feedback regarding this locality. Can someone please educate me further?
My comments to replies
Begumpet is one of the oldest and most established areas in Hyderabad. The Hyderabad Public School, a highly reputed school, is situated in this locality. Begumpet is quite a big locality that is made up of a number of smaller localities such as Brahmanwadi, Mayur Marg, Prakash Nagar, and Patigadda. The Begumpet Airport is also part of this locality, and was the primary airport for the city prior to the commencement of the Rajiv Gandhi International Airport in Shamshabad. As for the negative feedback you’ve received, I think this comes from some of the sub-areas in Begumpet which are relatively underdeveloped compared to the ones located close to the main road.
As of now, the locality is facing some issues because of the constructions, but pretty soon it will be one smooth passage to Balkampet. In fact it will even reduce the travel distance by 2km from Kukatpally, Balanagar, Fathenagar and Balkampet to Secunderabad and vv.

There is some existing problems in Nampally to be honest. Firstly the road I take to work for the past 5 years has been the same. Nothing has been done about the potholes in the locality So many accidents have happened here. Hey, I live in a place near to the Symphony park homes. Actually, you can see that the connectivity to this area is quite good. It is very near to the Patancheru railway station, that connects the area to local places in the state. Moreover, it gives access to the Hyderabad Railway station. Moreover, the Mumbai Highway is also very near to the project, and many link roads connect the area to this highway. See the land rate in this area is pretty cheap. For residential houses, I think the price is around 1400 sq ft,. but for apartments, the price is very high at almost 3500 rupees per sq ft. The facilites they they offer are perfdct for families. Chanda Nagar isa peaceful residential locality. The pollution here is much less compared to the rest of the city and there are lots of parks around the area. My kids love the swimming pool and the play area. Yeah most of these low priced apartments are builder floor apartments, so sharing space always has to be compromised to the extent that you mgiht not even get a front view. But most buyers don't seem to mind that because there are more positives I guess. It's not just about the government activities that lead to changes in Hyd. There are also pland to set up leisure activities as people are attracted to these things. There is a huge Adlabs amusement park coming up in Adibatla and also the sunburn music festival as well. I think the first thing that the government is trying to work on, is removing the size restriction for acquiring layouts. The minimum size required for plot layouts is 10 acres and fo villa layouts it is 5 acres. This has literlly led to bottling up of land near the suburbs and people are finding it difficult to sell their properties. I think this new development at the hyderabad airport will cause some logistical problems because in the old airport at begumpet, there were two separate terminal. but this one has only one integrated terminal. See if you are planning to move in there in the near future, then access to everyday things can be a problem. Being on the outskirts, this place is still developing. The nearest hospital is 14 kms away and there are almost no shops or anything here! So we cant expect it to have a big boom in commercial sector soon. Yes the connectivity of the place is also good. the nearest railway station, the Nampally station is just 8 kms away and the Pragathi Nagar bus stop is less that a killo meter away! So public transport is easily available too and its easy to connect to the pther parts of he city.
Yes, And there is a Metro rail that is coming up in Uppal which is nearby. So the price in this area and the surrounding areas is said to go up in the future. This area will see complete development in the near fiture after the metro project is completed.

Hey the road along ORR in hyderabad may finally see some development. The government has recently said that it will develope ATMs, and medical aid , hospitals, foot over bridges, transit hotels and toilets at 13 junction over the 158 km stretch of the Outer Ring Road. So I think there is going to be a rapid development along the ORR.
Thats great news!! Many junctions along the ORR do not have even basic facilities like petrol and fuel stations at the moment. Many areas that fall along the ORR look life less now. Only the area that are around residential and comercial area like Keesara and kokapet have seen development till now.

In term of connecitivity too, Tarnaka is just great! It is very close, only 4 km away from the central railway station and bus tsation in Hyderabad, the Secunderabad Railway station and apart from that many TSRTC buses are provided there for intra city transport. i think the present price in A S rao Nagar right now is around 2,300 rupees pr 2,400 rupees per sq ft. for independent houses and for apartments, the price is around 2,800 rupees i think. Im not sure though. Hey, yes. We can now pay our property tax in Hyderabad online via net banking. The government has recently announced this decision. It has made the procedure so much easier, we can pay the tax right from our home now. :)
Hey not only the property tax, many other taxes like the trade licence fee, building fees, advertisement fee and other fees through net banking in Greater Hyderabad in a hassle-free manner. You can pay them at only nationalisd banks but.

Hey after the burification of the state, the Government of telangana has been announcing a lot of developments and infrastructure plans that are coming up in the capital. And due to all that, the real estate market in these areas has see a huge increase in the past few months.
This is true! Neighbouring districts like Medak, Nalgonda and Mahbubnagar districts have seen a lot of increase in the real estate prices in the recent past. and this is because most of the upcoming plans and projects are coming up in the outskrits only.

If you are moving to Musheerabad then you wont be having any kind of problem in tems of transit actually. Many state run buses pass through this place and the Secunderabad bus depot is pretty close to this place as well..only 2 kma way. Yes. The HMDA has decided to allow different charges levied on the builders to be paid on installments. These charges includes development charges and other processing fees and can reach very high amount which is why this decision was made.

These include most of the localities in the city which has seen some drastic falls in the underground water level in the city.
