The locality is good and all, but there has been some issues regarding the lake here. The Ramannakunta lake. It has been badly encroached upon, there are slums all around it. Also non-stop garbage dumping goes on. It has become this cesspool of germs and diseases. Lots of new renovations happening at the airport here also. There is going to be a terminal called NT Rama Rao terminal. There has always been traffic problem in hyderabad during peak timigns. But, nowadays irrespective of the time you find a lot of traffic at the signals and junctions in Madhapur. I think this is partially due to the metro rail work going on at madhapur along the hitec city road. The problem in Bachupally is extremely high levels of pollution. Its all because of the from hazardous chemicals, because of all the waste being discarded carelessly at Gajularamaram just outside Bachupally. The dirt gets collected at the pits outer rims. Hi buddy, yeah don't go for that project. Also the Tellapur locality is quite decent. It has major localities like Serilingampally, Gachibowli, and Chanda Nagar in its vicinity. Also the presence of Tata Institute of Fundamental Research adds more gravitas to the locality.

There are some really big investements involved in this PharmaCity in here, and I think this will affect the real estate sector in Shad Nagar, Mucherla is not that far from the Shad Nagar area, only around 35 kms. Yes. Definitely you can invest in this market. Already the first phase of construction of the NSL Arean IT SEZ in Uppal has been completed, and the second phase is going to take off soon in the beginning of 2015. So I think these areas are the key markets right now. In fact anyone who’s looking to invest in Hyderabad should focus here, in my opinion. These areas have a lot of manpower, so the projects are being undertaken and completed pretty smoothly well within the stipulated time.
Also the upcoming aerospace park being planned at Warangal will help bring up the market value of this corridor. The land allotted for this park in Warangal is 500 acres. There will be another larger aerospace park in Ibrahimpatnam.

The roads in this locality are a problem. Even though their condition have improved over the last two-three years. But they are still not very good. Yeah but since there;'s been barely any demand for property in Ahoke Nagar all this while, there's also been little or no development. Infrastructure facilities are not there much. I've been living in chanda nagar for close to 5 years now and I have no complaints. Good connectivity is there because of Mumbai highway. Good schools like Sri Chaitanya Junior College, Bhavan’s Public School and Santa Maria International School are there. Chanda nagar railway station is also there. I don't think developers will reach break even point even with a 50% hike in prices because for the past 5 years, they had to sell all their projects at low prices and they suffered heavy losses. Hey. Both are very good apartment projects in Manikonda. Both have reasonable price ranges although I think green space signature is a little more expensive than lanco hills. The price of land in Appa Juntion has increased a lot in the past few years. I think it was around 2,2450 per sqft in 2011, and now I heard it has gone upto more than 3,000 per sqft in just 3 years! Hey, It is a very good idea to invest in Madinaguda. The area is going strong in terms of real estate and many plots and residential apartment projects like Janapriya Nile and Bliss meadows are coming up there. This area is pretty close to Madhapur industrial area, that is around 10 kms away. and many people working in the financial district are looking for properties nearby. So it is a nice place to invest!
Madinaguda offers property ranging from rs 2800 - 4000 per sqft, which is less as compared to the other localities like Hi-tech city and Gachibowli around. So if you want property at an affordable price, then Madinaguda is a good option. You can get a proper property for around 30 lakhs- 50 lakhs.

You can get a 1 bhk for rent within Rs 5000 to Rs 5500, buy if you are looking for a gated community, Gopanpally provides with that too :) Water crisis....yes high hilly regions are facing water issues but there is an ample supply of water in the low areas.

Medchal was a village until recently and now it has been added to the GHMC boundaries. Due to the establishment of the MediCity Medical college and Shantha Boitechnics, this area has recently gained some demand. Hey, The Gemini Pinnacle that you are interested in is an under construction project that is offering apartments on 5 floors. They have less than 100 units for sale in 2 bhk apartments. I think this project offers only 2 bhk apartments, but i am not so sure. The builders are the Gemini Infra India pvt Ltd company that have recently come into the real estate business and have successfully completed around 5 residential projects, So i think you can rely on them.
Yes, I think you are right, This project only has 2 bhk apartments for sale and rent. The price i guess is around 2200 rupees per sq ft. And I think the built up area of these apartments is around 1000 sq ft. I think that is the present price in this area. So its okay.

The work has actually been done with all the pits having already been dug up to help for during the rainy season. Habsiguda has one of the biggest commercial markets and the sub locales have some very good residential houses and apartments. Some projects are coming up in here, like Vinoothna Crest, Go Green residency, United Royal Garden, Himavathi apartments. My comments to replies
Right now the present price in Habsiguda is 3800 rupees per sq ft for apartments, for houses, i think it is around 3,900 rupees per sq ft. I think it is a little costly compared to the other parts of the city. Many people are seeking property here nowadays.
The Hyderabad International Airport is close to Habsiguda. It is around 30 km from here and can be reached by cabs and special airport buses. With al these factors, this is a good place to invest in and you can get good returns in the future,
