Flats in Rajiv Gruha Kalpa colonies vacant; poor civic facilities
Hyderabad- Owing to poor civic facilities at Rajiv Gruha Kalpa colonies, many flat allottees are not willing to stay in the flats.
It is found that over 6,000 residential units are lying empty. Few allottees have even sold off their flats and some are reluctant to pay the increased cost to the state government for completion of the project.
The Rajiv Gruha Kalpa (RGK) colony in Ahmedabad encompasses 4,512 units and around 3,916 flats were handed over to the allottees. But only 2,300 beneficiaries are residing in their flats.
In June 2006, many apartments in Nizampet, Suraram, Qutubullapur, Lakshmiguda, Mailardevpally, Kuntloor, Almasguda, Torrur, Ahmedguda, Annojiguda, Chandanagar and Kowkoor were constructed under the Rajiv Gruha Kalpa (RGK) scheme.
The beneficiaries were selected by Hyderabad and Rangareddy district administrations which also provided loan facilities. The apartment units were constructed at a cost Rs 1 lakh per unit by Andhra Pradesh Housing Board.
Around 25,761 apartment units were grounded and total 22,147 flats were completed and handed over to the allottees. But only 6,037 beneficiaries are staying in their flats.
According to an of RGK project, the beneficiaries are reluctant to stay at Ahmedguda as this area does not give road connectivity. It is situated very close to Jawaharnagar dumpyard.
He added that the ongoing court case is creating hindrance in the completion of water pipeline in Kowkoor. While in Torrur, the location of the project is not willing beneficiaries to stay in their allotted flat. The flats in Torrur are extremely far from the city.
Many beneficiaries in areas like Ahmedguda, Kowkoor and Suraram have not paid the increased unit cost to the government. Thus, loan over 1,000 allottees have not been released. The cost of units were increased due to rise in prices of cement and steel.
Officers are planning to send cancellation letters to the beneficiaries who have not paid the balance amount.

he IT activities in state have resulted in skyrocketing property prices. The high segment class people have enough resources and wealth to acquire a residential property but it is difficult for both middle income and low income people.
Thus, to address this problem the government has launched Rajiv Gruha Kalpa and Rajiv Swagruha schemes for low income and middle income group respectively.
