Green building concept fails to attract developers in MP

Green building conceptIndore- The real estate developers in Madhya Pradesh are not bothered to follow Green Building concept, a new concept to rate building on certain factors. The efforts and incentives provided by government are also going in vain.

It is found that not even a single building in state is rated “green building”.

According to some real estate developers, the certification process is very time consuming. The high initial registering certification amount, increased cost of construction process and competitive market have also failed to attract real estate developers.

The Centre for Environment Protection Research and Development (CEPRD) has been launching many workshops and initiatives to promote “Green Building concept” in Madhya Pradesh. But it failed as developers need more incentives to construct green buildings.

The concept is successfully followed by developers in Gurgaon, Bangalore, Mumbai and Hyderabad.

A building is rated as green if it utilizes less water, generates less waste, conserves natural resources, optimizes energy efficiency and provides healthier spaces for occupants as compared to a conventional building. The evaluation is done on its predicted performance from planning to operation and maintenance.

Developers say that around 50-60 percent buildings in state which are now being constructed will be rated as green building. They believe that people can easily adopt the concept if the green certification is made convenient for designers and technical persons. The high initial cost can also be recovered after seven to eight years.

The Leadership in Energy and Environmental Design (LEED India) Green Building Rating System provides standards for the design, construction and operation of high-performance green buildings. It is accepted in both national and international markets.

The Indian Green Building Council (IGBC) has approved 352 green-rated buildings in the country.

According to the figures available with IGBC, Maharashtra, National Capital Region, Tamil Nadu and Karnataka are the top four states which holds the highest number of registered green buildings.

IGBC Green Homes is the first rating programme especially designed to approve new residential buildings which include individual homes, high-rise apartments, row houses, gated communities and existing residential buildings.
