i would advice you to go to BDA office for your jurisdiction and get the form with list of documents needed.

I have recently purchased a flat in resale. The sale deed is done. In the sale deed, itself we had added a clause that khata could be transferred to us and the sellers to do not have any objection.
Hence, when I am filling the khata application, do I need to get sign of the Khata owner? In my case the owners are in U.S and hence the property was sold by their Power of Attorney holders and we did not had any issues in getting the sale deed registered. According to me clause in agreement should hold good, please provide inputs.
Also, in the khata form, there is a column called ‘details of sale deed’, what exactly needs to be filled in it?

There is this act in Bangalore which says that no ‘undivided common area’ can be sold by the builder, defines common area to include basements, cellars, yards, gardens, “parking areas” and storage spaces. Builders are forbidden from selling parking space. You can take this case up in consumer court or take legal help if suffered because of the same.. 1) 3BHK - 1580 SQFT good quality 8 years old flat in good location for about 63 lakhs
2) 3 BHK - 1327 SQFT under construction apartment in a good location for about 74 lakhs.
Choosing a old apartment not only saves 11 lakhs but gives me more space. I have to get wood work done for both anyways so that cost difference is negligible. Face lift for old apartment might cost about 2-3 lakhs, but the new one under construction will be available after a year, so i can earn atleast 25k rent per month on the old one in one year!

I want to do know how is Concorde as a builder. They are coming up with a residential project on Kanakapura road. My questions are very specific:
1) how much delay do they incur on their project. Do they honor the commitment given by them
2) quality of construction?

One of my friend's want to sell his plot. The buyer prepared a sale deed mentioning Rs 1.40 crores towards the cost of the land (guidance value of that area) where in their negotiated price is Rs 95 lakhs. Moreover the buyer has not mentioned the mode of payment in the deed. Is this legal? Isn't it mandatory to mention the mode of payment in the sale deed? If not what about the balance amount. Will there be any implications on their tax liability?

Though the actual sale price of the property you are buying is Rs 95 lakhs. But If the guidance value is Rs 1.40 crores then you have to pay the stamp duty on Rs 1.40 crores only.

I have visited the project as well as talked with the builder and it was nice. They have got approvals from BDA and five leading banks. There are 5 blocks out of which 4 of them are sold out and the last block is already completed. It is not about one's wish. In Bangalore, usually the owners increase the rent by 10% minimum after 11 months and which is also mentioned in the agreement. Regarding painting it depends on the tenant whether they want to repaint the house or not.. Otherwise while the tenant vacant the house, the owner deduct some amount of money for renovation.It is not about one's wish. i booked a flat in The Greens, The Indya Estate property in the month of August - 2014. The scheme was that there is no Pre-EMI till possession and the rental amount will be paid in case of any delay happens in completing the work. Last month, I went to Indya Estate for my Pre-EMI dues and Mr. Subhasish Mukherjee promised me that he will settle all my dues once the disbursement from LIC happens. I listened to him and signed on the disbursement letter. It is very sad that Mr. Subhashish Mukherjee is not acting to the promises he gave to me. He promised me to clear my Pre-EMI dues till August-2015. Also, he said he will arrange site visit on Saturday i.e., 5th September to view the current progress and discuss with the Engineers for the required changes. Both didn' happen. I have been calling Mr. Subhasish Mukherjee continuously from last Wednesday. The unfortunate thing is he is not picking my calls and trying to escape. Don't he feel to respond to customers. He is really a coward human being and doesn't have minimum courtesy in addressing our problems. I am very disappointed. I need immediate resolution.

The Karnataka High Court made it compulsory that the Bruhat Bangalore Mahanagara Palike (BBMP) cannot award 'B Khata' certificates to buildings and properties. In other words, if a property does not have an A Khata, it is illegal as per the Karnataka High Court.
