Apartment is having Centralized Gas Bank connecting 132 Flats, each flat is having individual meters and have been enjoying subsidized LPG. Each of the 132 flat owners have placed their connection with their respective agency under safe custody. IOC now confirms that since its one single connection in the name of association servicing 132 flats the cap of 6 refills per F.Y is on the association not on each apartment. The government has capped availability of subsidised cooking gas cylinders per family to six per year. Now, I think per family means one flat. So 6 cylinders will be allotted to each flat. Are the folks interested to get the Aadhar cards done at our campus?
I recently got my Aadhar card done at my office and got the contacts from my HR. Typically, if you want to apply for Aadhar cards, you need to visit the Aadhar center and get the form from there and then need to go to another center of theirs to get the Biometrics done. Whereas, these agents are willing to come to our campus and set up their system with camera etc. so that you can get all the steps completed at one go and will get the receipt.

Hi Bulbul..they just proposed that owners having house more 125 sq yd will have to pay house tax at the rate of Rupees one per sq yd. This amount paid will be restricted to Rs 1000 in a year. The best part is that it is exempted for Low Income Group and Economically Weaker Section. Hi Vasanth i don't have any idea of the project name but yes there are many..more than 400 buildings were spotted as illegal. Buildings in Manikonda are given permission to build only ground plus three floors as it comes under panchayat permission. But it was found that some builders have violated the rules and constructed up to five floors by getting permission from the panchayat authorities. As per municipal law , it is mandatory that the residential buildings in Delhi that came up after 2011 should have stilt car parking space on the ground floor. But then of the four floors, if ground was left for parking then only 3 remained for flats.. this reduced the number of flats in projects.. Hi Manohar..the location Kolapakkam seems tucked from inside...The rate is very high...but its a new layout if and the promoter has been too careful to separate the layout in to phases in such a way that there are no OSR present in Phase II. But no need to worry as its a investment plot. I am blocking an apartment in E-City Town by GM Infinite builder; up front it looks like a steal.
Nothing is much said about them but there has been a buzz here and there about the builder. They could be intentionally posted by their direct/indirect competitors as well. Nothing very substantial on the net. Their project Springfields is running on delay of 3 years but it is the same dismal situation for all high rise apartment in Bangalore.
Request you to do some recce as well and do not forget to post your comments. Please advise and suggest on the quality of construction and credibility of builder. Please Help !!!

When i asked him abt ownership documents and all he said that everything is clear.. Then I asked him to send me a letter from the Banks which have approved this project... according to him HDFC, LIC etc have approved this project...so lets see if he comes back with any approval letter etc....

I can only advice you to do all your due diligence before buying any flats on Patel Group. Please check background of the builder... they are very in unfair practice of selling flats to customer. We are victims of the builder. They show you lots of good thing before selling flats but once the flat is sold, now the real headache will started. Their construction quality is so bad, all flats started developing cracks. Also they are not using quality material in all their project. - Good builder(DLF),
- Not a very high cash outflow upfront
- Being in "Bangalore" or at least outskirts of b'lore seemed impressive.
- Some companies already in vicinity (eg HCL etc.)
That's it. I am only "hoping" this would appreciate in coming future (1-2 yrs) - not sure how true that will be.

I own a property near Shivajinagar, which contains 2 Position (Ground floor and first floor) I had rented this property for almost 8 years for residential purpose.
3 years before had given 1 floor of the property for office purpose but at residential rate – it was layer office. And other floor remains residential only.
From almost 1.5 year, I am getting water bill of commercial rate. Now I am been paying tax only at residential rate.
How do I find if that property is still in residential or its converted to commercial property.
I wanted that property to be at residential only. How do I check if the tax that I am paying online is the correct value.
What should I do to get the water bill back to residential rate?

Your property must be a residential property only unless and until you have not applied for its conversion to a commercial property. Your tenant must have applied for a separate electricity meter for his floor and that must have got him allotted on his company name. The documents need not have to be a notarized document. The idea behind this move is to stop the practice of fake HRA claims. The government also wants to keep a check on those people who do not provide correct details of the rent income.

Property rates in some localities of Dehradun are Masoori Bypass 3314-3468/sq.ft and average price is 3391 wheras the property rates in Rajpur Road 3435-3965/sq.ft and the average price is 3700. Similarly, In Sahastradhara Road cost 3609-4223/sq.ft and the average price is 3916/sq.ft there. So according to the price you have mention is quite good and you will get a 2BHK in that budget. If Akshaya Homes is given a contract then they will charge the Service Tax on the Association. I have purchased an apartment from a builder in Bangalore. this was in under construction stage in Jan 2012 when I have purchased and builder promised to deliver in Dec.2012. I have been paying to builder all amount as progress stage as per sale agreement. today I have paid 92% of amount of Flat cost but builder still says now 12 more months to complete. builder is also not giving delay compensation amount as mentioned in sale agreement. he tells that will be given at the time of handover of flat. what can we all owners collectively do against builder against this delay. It is happening because the property prices had shot up beyond the buying capacity of the customers. But there was no matching rise in salaries. There is a huge difference between affordability and realty. According to me, over supply of housing units and high prices are drying out property sales. Even builders admit that they are feeling the pinch. hi, we had actually blocked flat no 004 directly with the owner but the maintenance in charge had somehow convinced the owner of the flat No 004 to let the same flat for rent for the party whom he referred to Owner. he did for the commission he get from the party for introducing the owner. we actually was supposed to shift to the flat on 11th September 2015 and the agreement was supposed to be done on sept 6th. but this owner and maintenance guy did the agreement with some other tenant and they didn't even told us that they have already given the house for other tenant. they were mentioning they will rent it to us. they are big cheater.... so please be beware of this maintenance incharge

Their Hospitality was very good till I book the Flat and Paid 1 Lakh in Jun-15 for Lotus project. They told that we will refund your money without any fees and within few days, if you are not interested within 1 week. I received their legal documents and verified with my personal Layer and found that the basic agreement between landlord and Gruha Kalyan itself was not valid. I discussed with them, they started telling stories every day. After 25 days, they agreed to give me a legal agreement with my own conditions with interest for my deposit money. Finally I got call on 27 day and they said my superiors are not agreeing your terms, you can claim for refund. I visited their office more than 5 times and even I discussed with GM, they used to tell only one thing that we will regularise all legal documents until then please be patient and it will be good investment. I irritated myself because of their attitude and behaviour. I decided to go for Refund. I paid 1 Lakh in Jun-15 but they gave me postdate cheque to be cleared only in 28-Sep-15. I did not argue because their response was very poor and no valid. I waited 4 months till the date of issued cheque and I went to bank and try to deposit the cheque, do you want to know the shocking information told by Banker? The banker told that “No Balance in their A/c - it was NIL balance”. Again I went to their office and politely requested for my money and finally I got money back only in end of the month of Sep-15.
Everybody has to know that my mental irritation started when I paid 1 lakh in Jun-15 and it was ended only on end of Sep-15
So Guys, “BEWARE OF INVESTING YOUR MONEY”

A single window clearance system would end the red-tape involved in getting clearances for projects and the government should think in that direction for the healthy growth of the real estate sector. Agreement to sale was made and they received money from buyers and denied to register register plots to them. And money was not returned. The victims are going to file court cases. My apartment building is registered under KSRA and has issued AMC (Annual Maintenance Charge) demand without holding an AGM. When asked the Managing Committee have responded saying quote An EGM or AGM decides the AMC applicable for the year and until another AGM or EGM revises it , the previously decided AMC remains valid endquote. They are using their statement as justification to carryover and use last years AMC to this year. They are also threatening to levy a penalty on anyone who does not pay within 25 days of the demand.
Is the associations.demand for AMC without holding an AGM, without presenting the accounts for previous year and without presenting the budget for this year valid and legal?
