According to me the price is fine as the amenities look good – Squash, Tennis, swimming pool etc. Some jain temple is coming in the opposite side outdoor amenities area. There are even giving some discount in the price they are quoting. Their main selling point seems to be over 82% carpet area, which is good compared to most builders

As per my knowledge, the project was completed in 2010 and banks like HDFC, Axis, LIC Housing Finance, Kotak Mahindra Bank, HSBC, ING Vysya Bank and Standard Chartered has approved the project. Yes the project was approved by BBMP.

Red alert for defaulters on property tax in Bangalore, as the BBMP (Bruhat Bangalore Mahanagara Palike) is all geared up to collect arrears from people. Failure to pay the dues, will leave the BBMP with no other option other than barging into individual property, confiscating the variables and selling it to recoup the dues, according to new laws.

As far as I know Khata is generally given for plot. If it is BDA approved and is proper in legal terms then A-Khata is issued to a plot, after this construction can be done. Q: Hi, we have booked a flat in Meridian Garden about one and half year ago. The construction of the block ‘A’ is not being progressed since then whereas developer promised for possession within one year of booking date. Traffic congestion is a common problem in Bangalore these days. The traffic congestion created in Horamavu is because of the three level crossings which are generally closed for half an hour during the rush hour in the morning and the evening. Plans are there to provide under and over bridges to ease the traffic congestion but when it will become reality, nobody knows.

Proposed Peripheral Ring Road runs adjacent to the project between the Norwood and Birchwood blocks. Noise and pollution levels would be a concern once the road becomes a reality.

The Karnataka Industrial Areas Development Board has allotted land for a number of software parks. The software company owners have paid tax for such land and adhering the building bylaws for years. Demolition of such property will give rise to fear for security of facilities that will cater to huge losses.

Hi Saurabh, I do not think the rupee fall with harm the real estate industry so much. Yeah may be the property prices wont go up but it may remain stable. I feel this is the right time to invest in real estate market and after few years you may see appreciation.
@Saurabh, I am also planning to invest in Wakad as I am an IT professional. But I am in dilemma. What i have understood is that the builders are ready to give discount of 1 percent to 2 percent if you are close to buy property. If you are buying a property for end use you should go and buy now only but if it is for investment purpose and you want to sell it of withing 5-6 months I would advice you to wait for sometime may be 4-5 months.

Q: Hello Prospective Buyers of Meadows II,- There is a move to merge Meadows (old project) with Meadows II (new Project ) which NCCUIL is proposing and this is legally not feasible. In such an eventuality, your new common facilities like swimming pool, club house etc could be shared by residents of 318 apartments of old project, thus diluting the maintenance apart from fair wear and tear.I am sure that logically no prospective buyers of new project would wish to share their assets with another alien project .Incidentally, both are two independent projects having separate approvals from statutory authorities, registered sale deeds and DOD also specify separate common areas, common assets etc. Also is it not logical to merge a 4 yrs old project with a new project ?. Prospective owners of Meadows II need to ponder to arrive at a logical conclusion.

Hi, I am planning to book a flat in Amrutha Value, Borewell road. Please let me know how is the builder and project. They are quoting 3800/sqft, possession in Dec-15. They are also providing CC and OC it seems. Please let me know if somebody has booked here and negative reviews if any. It would be really helpfull.

Within a radius of 5kms from Old Madras road there are many malls some of them are functional and some of the malls are in different stages of construction, good schools and the area is close to many reputed IT hubs. People prefer to stay in an a locality from where commuting is easy as well as all the basic amenities are there.

Q: I heard that the government is planning to revise the property records. By when they will revise it?

In a move to whip up the revenue collection process and get adequate information about the built-up area of apartments and buildings in the city, the government has issued a deadline for property records to be revised. In regard to the move, the government has suggested the BBMP to revise and upgrade the records by the end of January 2015.
It seems BBMP needs to identify properties, which lacks the Property Identification Numbers (PID) and the built-up area is not declared. As per market sources, nearly 8000 properties in the South zone lacks PID numbers. In addition to this, nearly 50000 properties in the South zone call for revision. :( :(

Q: I visited this place for renting an apartment with my cousin.. as soon as the broker saw us .. he started ranting about the owner and the society that these people are very strict and that they beat up bachelors and throw them out .. He went ahead and said that the owner's brother here is an MLA and he can do anything to you guys .. I dont want all this trouble so i think you should not go for this flat .. When i said that we are brothers he said you will have to proove that you are brothers by showing id proof .. If really this the way people are treated here how are the residents staying ?? Both of us brothers belong to respectable families and have good backgrounds .. working in good companies .. but what is with the attitude of these people ... really sad and a bit surprised too with this incident

Q: As mentioned, I have purchased a site on Anekal Jigani road (6KMS from PAC Circle) on loan. Is there a rule that if we purchase a site on Bank loan we should construct house within a stipulated time frame? When checked with the Axis Bank from whom i have taken the loan, they informed me that as per new RBI rule we have to construct house within 18 months of site purchase. Hey Tejas, If you are buying a property on loan then there is a time frame set by the bank that you have to construct a house in that time frame. If anything such is mentioned in the documents then you have to build within the given time period.. My friend told me that they have complained about it to BBMP but BBMP had blocked the storm water drain that connects to a lake behind our complex in phase one. They thought that residents were emptying toilet water in the storm water drain, but that was not the case:(

You are right Sree, According to Wienerberger creating new solutions which benefit the local market has always been a strategically important for us. The DRYFIX System - to be specifically used with VP T&G bricks - is a quick-fix adhesive system that clears up with typical construction operation, make faster construction and unusual cost savings.
It seems to me like that an ideal solution to attain best labour usage and prefer less dependence on reducing natural resources like sand and water. It will really ensures a clean and dry construction site.

I would advice you to go to your nearest SBI bank and check if they are giving home loan for this project or not. I do not think SBI will approve B Khata properties. Special Purpose Vehicles to be set up for implementation of smart city plans with 50:50 equity of States and urban local bodies. Central assistance to be used only for infrastructure projects which have larger public benefit. 10% of energy needs to be met from renewable sources, 80% of building construction to be green and 35% of housing in green field projects to be for economically weaker sections. It is also came to know that an Inter-departmental Task Force to be set up to coordinate all aspects of smart city development.

Q: Just came across an ad on Facebook about Nitesh Ceasers Palace, sounds really interesting. Since it’s on the main Kanakapura Road, I think the property will have great resale value. Anyone has any inputs on this?

Schools near by are Chrysalis high school, Oakridge international school and TISB International school. Amenities: Swimming pool, banquet hall, health club, gym, children's play area, walking spaces, amphitheater, basketball ring, jogging track, table tennis, badminton court, sauna & Jacuzzi, cricket pitch, elder's park and much more.

It is a very good locality and it has many international schools and hospitals near by which is an added advantage. The project is near to upcoming metro station-Hosa Road Junction, Off Sarjapur Road, near to Electronic City and elevated Highway, roads are broader.

There will be a total of 259 units in phase one. The area of plots here ranges from 1200 sqft to 1500 sqft. Banks like Allahabad bank, Axis, Corporation bank etc have approved the project.

Q: Indya estates! So nice company. The skyview apartment looks so nice on that facebook. my wife and mother also really like. We like to go for morning and night walks after dinner and now I am happy that I finally find a place like this on facebook where we can do what we like. In city there is no happiness in walks. So much traffic and noise and people. Like this if we can have our very own walking path and quiet surroundings it will be very nice. Q: Booked property with RMZ Latitude paying 30% upfront amount of in May 2014 at RMZ Latitude Project in Bangalore , While, in terms of the Agreement to Sell, the Apartment was to be completed and handed over to us by December 2014, In March 2016 I requested for refund of money with multiple follow-ups, the refund clause is mentioned in their agreement in case they could not able to deliver the property on time, after multiple follow-ups I have received no official response from them on my refund. Have gone thru a huge amount of personal harassment and heavy personal expenses during this entire process as I am based out of Mumbai now and need to travel many time to Bangalore followup purpose, after sending many mails to their senior leadership & reminders I normally did not receive any response from RMZ Homes for any status of my refund. Their sale agreement talks about the refund the amount in case customer cancel the project but they are not even following which is a part of contractual understanding. My biggest frustration is for their senior leadership who has no fundamental value to be responsible to their customers, just putting flamboyant outlook and flashy cloth does not make anybody as it is required to be customer-centric and the customer should feel the same experience when they book the property till the customers get the possession. I hope my above experience would help many people in their decision going forward.

Hi Subrato, First of all you have to send a final mail to the builder and ask for the immediate possession. If you are not getting any positive response this time, then take the hard copy of the mail along with the required documents and make a complain to the RERA authority. Yes, i am agree with Bharat. If possession is not delivered on time, a buyer can send a notice to the builder, claiming refund of the amounts paid along with interest and or damages. The buyer can also file a consumer complaint for deficiency in service as defined under the Consumer Protection Act, 1986 against the builder. Any dispute over Rs 20 lakhs can be directly filed before the State Commission and any dispute over Rs 1 crore can be filed before the National Commission in New Delhi. Any dispute for a value lower than Rs 20 lakhs has to be filed in the District Commission.

Hello Rathore, Yo have to pay a conversion fee to concern department or your local body for converting you B-Khata to A-Khata.
The Karnataka High Court has recently made it compulsory that the Bruhat Bangalore Mahanagara Palike (BBMP) cannot award 'B Khata' certificates to buildings and properties The High Court ascertains that these are just certifications for the eligibility of being assessed for property tax and are in themselves no way to be taken as proof of ownership or legality. In other words, if a property does not have an A Khata, it is illegal as per the Karnataka High Court.
