Yup....Praneeth, And the Phase II is located within the city limits in Vadavalli, the occupants relish both pollution free environment and nearest to city location. Phase II is definitely an important milestone in our companies achievements. Construction began in 2011 and was finished in 2013. And now the Nana Nani Phase-3, Near Telephone Exchange, Thondamuthur.

Hi, I would like to say this locality comes under Panchayat rule, permission was required to construct more than ground floor plus 2 floors. However, you can find many illegal constructions in this area.

Q: Hi All, Hope u guys are aware of the latest news about the Worli ( Campa Cola Society) demolishen. 170 flat owners have been asked to leave just because they did not have the occupancy certificate.. Although the flat owners had paid their yearly taxes and had the flat registered 20yrs ago, the govt has declared it to be illegal.. This only reminds me that few blocks in PWC are still not given with the OC. Note: This is not to create any worry, just a concern that we all need to squarely plan and resolve.

I hope that people will take this matter seriously and ask for the Occupancy Certificate before taking the possession. Having an OC work for another important purpose. This is a mandatory document which needed if you are applying for a home loan, while buying either a new flat or a flat on resale.

Key requirements for obtaining an OC: 1) A builder has to built as per the sanctioned plan including plinth, setback, height, FAR. 2) Facilities like club house, party hall, etc. need to be in the sanctioned plan. 3) Only, 5% difference in building is allowed, 4) They will have to get the approval from Fire Department, 5) Electrical Inspectorate Certificate, including lifts, waste management area and on-site composting facility is also required at the same, 6) Rain water harvesting , 7) Airports Authority clearance (if within the range of an airport), 8) Sewage Treatment Plant should be certified by the Pollution Control Board, 9) A builder cannot make external changes in his unit without the authorization from the local civic body, 10) Footpath facing the building should be in good condition, 11) Sufficient safety measures should be provided for basement car parking,

Ok.......Usually, the builder provides the OC once the building is ready for occupying. A developer must send an application along with other documents such as building plan, commencement certificate, completion certificate and photographs of the completed building, for obtaining the OC to the local civic body within 30 days of completing the construction.

anakgramguda and Appa Junction currently have rates prevailing around Rs 4,000-4,500 per sq ft, Sudam expects it to increase to Rs 6,000-6,500 per sq ft in the near future. Not like realty markets like Mumbai and Delhi, Hyderabad entered the real estate market relatively late. The conflict in the city had kept a check on it from achieving its potential. With the political turmoil now settling down, various real estate experts anticipate the market to pick up in the future.

Yes you are right dear!! Hyderabad is probably the most affordable metro city. Barring in a number of areas in West Hyderabad like Hitec city, Gachibowli and Nanakramguda, prices have remained more or less identical. As a result, not just local people but individuals from other cities also finding it convenient to buy a dwelling property here.

According to the recent report, localities such as Guntur and Vijayawada will be the two major centers that will benefit the most from Amaravati. Capital values in emerging micro markets of Vijayawada such as Vuyyuru, Auto Nagar, Kannuru and Poranki are in the range of Rs 1,800-7,000 per sq ft. Right now I am planning to buy a property in Hyderabad or in Andhra side.My budget is 1cr and I am okay to buy a property with future pocession dates like after 2/3 years. Hello Sir, Hyderabad is amongst one of the most affordable cities in India when it comes to real estate investment. With the situation on the ground gradually turning back to normalcy, real estate investment in Hyderabad is poised for resurgence in 2014. If you look at pricing trends anywhere in the country over a 2 to 3 year timeframe, property rates seldom show a significant decline. Experts are of the opinion that unless you are absolutely sure of a downslide, it’s never actually worthwhile to wait for a thaw in prices – especially when it comes to areas with high growth and development potential.
But one thing you have to remember that the locality you choose can vary based on your preferences and more importantly your budget. If you are looking for affordable housing options, then you need to look for appropriate options on the outskirts of the city. Areas like Appa Junction, Uppal, Miyapur, and Nallagandly qualify as great affordable home buying destinations. As your budget looks quite good you can go for HITEC City and Gachibowli that offer excellent avenues for investment. But one thing we have to remember that the real estate market in Hyderabad will grow at a relatively faster pace and give tough competition to Bangalore, Chennai and Pune and by the end of the year 2014, a rise in property values could be possible. It is assumed that the property rates in Hyderabad are likely to increase between 50-100% in the next 2 years.

Right Kasif, Even i am feeling the same.....it is also learnt that most of the members are in favour of doing away with provision of treating "bulk buyer" as developers since this may put a brake on the investment flow to the real estate sector.

Hi all, It is come to know that the SCB has identified 25 houses abutting Ramannakunta that were releasing sewage directly into the lake. They will soon serve notices on the property owners. As far as its locality is concerned Kondapur is a very good locality. It is close to the IT offices, 30 minutes from airport through ORR, it is close to Inorbit, Forum, Manjeera Malls, 20 minutes from Jubilee Hills, plenty of schools and close to many 5 star hotels, restaurants, hospitals and the metro is getting ready by next year and finally in this locality. Hi Bharath, It is not compulsory to make a rent agreement only for 11 months. Renewable/extendable agreements for three to five years can also be made and registered. However, the stamp duty and registration charges for longer duration may differ.
@Ramesh, One more thing which you have to keep in mind while go for registration that the rental amount has to be clearly mentioned in the document, along with the amount deposited in the account. The agreement must contain details related to terms of deduction and return of the deposit money. The agreement should also include due date of payment of rent and the grace period. It also should contain the mode of payments – through cash or cheque or draft. The agreement should detail the procedure for rent escalation every month – for example, many owners raise the rent by 5% every year.

Yes Sridhar, this is a best new initiatives taken by CM to improvise the real estate & infrastructure of Hyderabad. Honorable chief minister held a review meeting with officials on the skyscrapers project and cleaning of Hussainsagar on November 22. He said the buildings would be constructed beyond the full tank level (FTL) of the lake and in compliance with the Supreme Court judgment and other environmental norms.

Q: I am dealing with a builder for a plot which is just beside Janachaitanya phase 3 layout in Upperpally. Named "Peace homes" The land that this builder has is a small gated community which is beside Janachaitanya phase 3 layout which is HUDA approved. Hi Ramya, As per my knowledge, the problem with Gram Panchayat land is that they are mostly agricultural lands and have been in the family for generations. So, conversion of these lands though not a problem, involves a lot of digging for information and plenty of leg work to local government offices. I think, this can be a good choice, especially if you are getting such facilities. But, you should check the condition of the building before buying because, even some bad construction can be painted and made to look like a good one. Yes, There was some controversy regarding this in 2012 I believe. But the thing is, the Government has allowed the residential units to be there if they have applied for the regularisation of the land. So I think you should confirm if this particular project has applied for the regularisation of the land or not. The Corridor 3 was supposed to be the first one to be inaugurated and the schedule had been set two years back. Hey, as far i know, L&T Metro Rail Hyderabad (L&TMRLH), constructing the project, has been directed by Chief Secretary Rajiv Sharma to ensure that restoration works were done immediately after the construction to facilitate free flow of traffic across the three corridors.

Q: I was planning to book an apartment at Prajapati Phase 3 and happen to meet Mr Balaji who insisted us to register the apartment on full value i.e. inclusive of car parking and other amneties. This is strange as I have 2 apartments in India and have never been asked to register my electricity meter and water meter costs paid to builder as part of registration. Mr Balaji is playing a crook and needs to pay for this indecent behaviour.

Once a GPA is a registered, it is governed by the powers you have given to the beneficiary in the GPA. your brother can sell and buy property on your behalf if the same has been provided by you in the registered GPA. However, sale through GPA is not valid as per the Supreme Court rulings.
Hi Sridhar Absolutely agree with your statement, but once you have given power of attorney to your brother and it is valid and it can apply to whole India and more over it is registered general power of attorney and it is valid in all the states.

Q: I am buying an individual house in agated community for 40 laks in andhra pradesh. Out of the 200 sq yards land, house will be built in 1250 sft by the builder. While at the time of buying he said market rate of 12000 per sq yard land and 1300 per sft for construction. But the government price for the land is 5000 per sq yard so land was registered for 10 lakhs before starting the construction. There is no registration for the remaining 30 lakhs. Now builder is demanding 3.5 % service tax and 1.25 % vat tax on the 40 lakhs. My questions here are, as there was no registration for the 30 lakhs, will the builder really pay these taxes to the government, if yes how i will know that ?, He gives only company bills for the taxes not the government bills. Is it correct to calculate service and vat taxes on 40 lakhs. Should he calculate these taxes only on 16.25 laks (only for construction). Please anyone can help me in this regard.

Hello Dear, As per the current rate you have to pay Service tax @ 14% on under construct property. The service tax needs to be paid. Most builders ask for this during the construction period as they might need to deposit it with the government. However, ensure that you confirm with builder that in case of cancellation or some other problem with completion of apartment, would the builder be able to obtain refund of this service tax amount and provide the same to you.

The project is expected to get completed tower-wise such as Argentum, Aurum, Titanium, Platinum are sold out. Tower Pearl will get completed by end of 2015, Tower Crystal by April 2016 and Tower Jade by May 2017. The project has got approval from HMDA and banks like SBI, HDFC, Axis, LIC Housing Finance, ICICI, PNB, Indiabulls, L&T Finance.

Hi Kumar, Service Tax and VAT is applicable to all under-construction property transactions. But their actual value varies with states in which the property is being constructed. Service Tax is levied by the Central Government on the construction services offered by the developers to buyers. Presently, Service Tax is 14%. Service tax is applied only on the construction component. To simplify this, the government levies service tax on 25% of the cost of the flat. This effectively brings the service tax rate to 3.5%. Q: My flat is part of land owner share and my landowner is doing the registration , builder will not be there in the register office as builder gave GPA to the landowner, is it a legal process ? Please reply its urgent.

Hi, At the time of property buying, many people are not aware that flat they are buying is from landowners share. It comes to know only at the day of property registration that his flat was landowners share. It is because, builder want to keep you in the dark. You have no other choice but to go ahead with the registration. Majority of the under construction property disputes are between Builder and the landowners.
And the disadvantages come to see when the builder is selling flats at huge profits and buyers received very little share. Normally, a landowners get up to 40% share in property which is developed jointly. There are few points which one should keep in mind i.e. Flats no. not mentioned in the JDA, Mortgage, under paid, marketing rights to builder, cost heads, balance payment to the builder, Legal Heirs.

Actually water can be polluted because of the laboratory and they didn't promise about manjeera water connection. It is an industrial area and found some chimneys still burning in around. The project offers 2,3 and 4 bhk units with area ranging from 1350 sqft to 2700 sqft. An apartment here will cost you in between Rs 64.80 lakhs to Rs 1.29 crores approx. The average selling price going on in Gachibowli is Rs 4700. The amenities provided in this project are as follows: Intercom to all flats and security, swimming pool, outdoor sports, children play area, 2 level podium car parking etc.

Q: Hi! I had bought an apartment in Asten Viveria at Thengod near Kakkanad. The project was promised to be complete by 2015 and was delayed by the builder. Now i.e. in October 2017, the builder is asking me to take over the apartment for which registration is incomplete, authority water and electricity is not completed and occupancy certificate from local authorities have not been obtained. Is the builder right in his claim to handover apartment without these legal or official documents? Can a aggrieved customer refuse to take over in such instances? Thanks

No, do not take possession of flat in absence of completion and occupancy certificate. It will consider as illegal and some basic amenities will discontinue by the local body. A building, of which possession has been obtained without taking OC, can be demolished at anytime. Hi friend, I have purchased a plot in Janharsha Dream City-2 in 2009. At the time of booking their sales head said that whenever i want to sell this plot, they will help in allotting this to any other customer and give us the money according to the current market rate of that plot. But they did not keep their promise and when i asked them to sell my plot. They are saying sell it urself. Trusted developer since they handled many projects like MayFair and Nest Apartments before. Proximity to MMTS, Bus stop, IT companies, hospitals, schools, Sarath Capital city Mall, water reservoir and GHMC park are the location advantages for this project. Current price they quoting Rs.3850 per sqft plus 50 east plus 50 corner plus 50 garden view, very soon they are going to increase this price not sure how much. The potential for growth in the value of the property is also higher in a developing area than in an established location. Yes, i have booked 3 plots in Fortune Butterfly City, Srisailam, Hyderabad and it would be one of the best localities in the coming days as govt has allocated land for one of the biggest Pharma City cluster projects that would come up on 19,000 acres in Mucherla in Ranga Reddy district. About 8,000 acres has been allotted for the purpose. All the daily basic amenities are within 1-2 km radius.
