Yeah, the new airport is presently run by the GMR Infrastructure Pvt. Ltd. Some logistical problems might be caused due to this naming. because in the old airport at begumpet, there were two separate terminal. but this one has only one integrated terminal. When I visited this project with one of my architect friends, I came to know that it has RCC framed structure with super structure made of bricks. The main door and internal doors have teak wood frame and HDF skin moulded paneled door shutter. The deteriorating roads are a result of traffic impact and congestion in Hyderabad. Also there is not enough concentration of bitumen i.e the glue or binder in the mix. These sort of projects are very important. Especially in a city that has so much culture. one of the main tourist attractions in Hyd is the Charminar. The thing right now is, I don't know how viable the Hyd real estate market is. We need to see if market forces of demand and supply equate. If not, then price negotiations are possible. The CM of Telangana actually wants the lake to be "dry cleaned". He is planning of emptying the entire lake in the summer of next month and wants to do an extensive cleaning of this lake. But I am not sure how stable the real estate market is in his ares. It keeps changing all the time. It was around rs 2,400 sometime back in 2011 I think. Yes around 5 or 6 localities which has a very high traffic density are being identified in the city. The government is planning to construct express corridors in the city for 5 km or above so that people can have a hassle free commute.
Yes some of these localities are the Alwal- Begumpet - Madhapur road, the L B Nagar to Gachibowli Road, Kompally to Paradise road and the Madhapur to Patancheru road. the GHMC has promised not to construct these express corridors so that they fall near any junction.

The Pooja IRIS is a nice project and they are promising to provide a lot of amenities like a club house, a tennis court, a gynasium , wifi and several health facilities. The project is located in Ashok Nagar in Himayath Nagar. If you ask me, getting all these facilities in an apartment that is right in the middle of the city is lucky!
I agree, Himayath Nagar is a very good location, close to the center of the city and areas like Abids and tank Bund. taking up an apartment there is a good idea! Also, it a big commercial area with lots of shops and malls, so it is good if u to own a bussiness too.

hey, the area of the apartments are very spaciously designed by the architects of this project. The 2 bhk apartment starts in a range of 777 square feet. but there are variants that go up to 1250 square feets also. For the 3 bhk, the area of the apartment actually starts at the 1337 square feet area, and can go up to 1780 square feet.
Also, it is very easy to get loans for this apartment from almost all of the major leading banks. I heard that they have bank approvals from corporation bank, bank of baroda, HDFC bank, Axis bank, LIC housing finance, State Bank of India, Kotak Mahindra, Federal bank and many such banks. Hey, I got to know that this apartment is ready for possession from March 2015. the builders are Reddappa. They are providing 3 bhk apartment only, with area of 2300 square feet and the price is Rs. 56.35 lakhs.
but, i think there is an extra charge for the amenities too. The facilities and amenities provided here are at 300000 rupees, this includes 1 car parking charge also. Locality is good because all major schools, hospitals, banks etc are nearby, so its got a very residential feel to it and appeals to families

The market price in Hayat Nagar at the time is around 2,700 per sq ft rupees for the independent houses, But I think the price for the apartments is pretty high in this area. I have heard it is around 4,400 rupees per sq ft. Hello buddy, i have heard that Coral Utopia Apartment is approved by State bank Of India. The approval by government is something you will probably have to ask the builders. Padma Rao Nagar is one of the biggest residential areas in the city and i think it is a perfect place to setlle down. This place has amazing connectivity, with the Secunderabad Station only a 10 minute walk away, Many buses are also available from this area from the Padma rao nagar Bus Stand to the othe parts of the city.
Yes, this place is very calm and green. The Padma rao Nagar park is a major landmark here and you can enjoy good walks here. Another major landmark here is the Skandagiri temple, which has a llot of celebrations going on during most of the year. I think you will find everything you need in this locality.

Hey, I have recently read somewhere that the recently formed panchayats and the municipalities in Hyderabad will have to pay more property tax from now on as compared to the already existing panchayats and municipalities. This decision has been taken recently.
Hey yes, this is true. This will probably start from the next financial year, that is the 1st of April, 2015. The residents of nagar panchayats including Medchal, Ibrahimpatnam, Pedda Amberpet and Badangpet have to pay more taxes along with other municipalities, two municipal corporations and gram panchayats that were merged with municipalities.

In case you have to travel, Nacharam also has a good frequency of buses all over. You have the Mallapur and the Ashok nagar bus stops from and many other bus stops from where you can get buses to any part of the city. Various reasons were responsible for the dip in the residential property market in the city, mainly the Telangana agitation which went on for 5 years. And people were scared so they dint really start the construcion of properties or invest in new schemes. But now that there is good stability in the state, I think now the market wil recover.
And what about the office spaces in the city? were they affected in any way?

I agree, L B Nagar has a very acute water problem. It gets even worse during summers when the water is supplied irregularly. So Andhra Pradesh government has only been able to pool as much as 18,000 acres to which they have taken all the signatures. They were expecting to pool over 20,000 acres in total. They basically have the only 4 bhk villas for sale, so you dont really have any other option when it comes to the unit, and the size of these villas is different for different units, and it starts from 2850 sq ft to 3300 sq ft.
