After that green tribunal got alert regarding the land grabbing by builders and it has sent notice to forest dept and Haryana govt, because they had supported the land encroachment instead of opposing. Hi Lokesh, First check whether it is A khata or B khata because B khata is B register for just collection of taxes is for illegal site entry. Occupancy certificate is mandatory for any builder before he allows people to take possession of the property. Hye guys, not only this but there are other norms in the policy which developers are not happy with.. One clause says that there should be a minimum of 5 units per acre of the scheme. I also spoke to GM Infinity. He gave me brief background about the company and explained why the price is less now. He also said that they would soon increase the price. I went to the site today (31st Mar'13) again and spoke to the security guards on duty, it seems the work has come to a complete stand still. There are hardly some 30 workers on the site doing bit of cleaning work and watering the plants. If we approach him as a group we might know the real status.

I am simple guy trying to buy this property , this is what my experience was , the price what i was offered on Jan 29th 2014 was 3190 / SFT . if this is facing the pool side then it is 3190 +250 . 2BHK for non pool side facing is 60L and pool side facing is around 64 L and 3bhk is 70 L and 74 Lk for 1665 sft .
The builder speaks as if there are many people buying daily . Not sure if this is really correct , he said that yesterday what is available is not available today . He showed some OC , but said there is nothing like Katha as it does not come under BBMP . OC also showed some e-copy . I droped the idea as it was not clear if this is a legal property .

Im confused on the procedures that I need to go through to sell an apartment (Which is under construction). Please see the details below.
I have booked an apartment (a 3bhk - 1411 sqft Total cost excluding registration costs - 36 Lakhs - Agreed at 2160 Rs / Sq. ft) in Begur Road, Bangalore in 2011 by paying a booking amt of Rs 1 Lakh. Now during the beginning of 2014, they got all the approvals and started the construction. They have now completed the foundation and moving to the next phase. I have then paid about 4.4 Lakhs to the builder during the construction of the foundation (Total - 5.4 lakhs). We have made an agreement of sale letter with the builder.
Now since im moving out of country in sometime and also because I already have another apartment in the city, I would like to sell this apartment that I have booked. I need some expert advice on how to go about doing this. I checked with the builder and they agreed I can do so by paying them a fee (150 Rs/Sq.ft) and can sell the apartment at current rate (Rs 2850 - Rs 2950 / Sq. ft).
There is a due amt to the builder for next phase - 7 Lakhs
How do I sell the apartment?
How much should the buyer pay me?
Can I ask the buyer to pay the due amt to builder(Since I dont want to pay the next due amt because im planning to sell the apt)?
How will be the transactions (Who will pay what amt to who)?
I request all the experts to help me figure this out in a better way since im kind of new to all these.

There are plans to widen the Mysore - Bangalore road as well as the Bogadhi road that links southern parts of Mysore to Hunsur road. Traffic in the city is terrible otherwise. This project was actually included in the 2012 to 2013 budget and only now it's being implemented. Very interesting insights but i would like to add that there is no specific provision for conversion of the use of flat from residential to commercial. One can use the flat for the commercial purpose provided, no production or manufacturing activity is conducted and the commercial use shall be completely professional in nature. Please be careful about this project and builder. The builder takes premium money saying OC.His architech design is very bad. He cheats in parking area.the parking area given in his last projects is very very small, one can not even park a maruti alto. So please keep everything in agreement. Also the construction quality is very very bad. Last project, it developed big cracks throughout the buildings.He somehow handovers the key and after that he does not listen to all the complaints .He removes all his staff from that building ,and owners suffer for next 2 years to rectify things out of their own pockets. So please be very carefull.
