Is it advisable to buy a panchanyat approved land or is government approval is required?
If you are going for a panchayat approved property then there is a risk of not having access to civic amenities such as sewage, street lights, roads etc. Moreover if the project is not approved by government than you might not get home loan as well.

If you are looking for rental yeild than you should not sell off your aprtment. Apartments can give you good rental values. But the advantage of buying a plot is that it will appreciate more.

Q: Hi, Has anyone heard of a Concrete construction Sangeeth project in Raidurgam. Its 2 miles from Lanco Hills. But I am getting a mixed opinion about the builder. Hi, just surprising howcome that you have not got the property registered in your name at the time of booking the flat. Even now its not too late. On priority basis go and get the registration done at the earliest or else you cannot claim yourself as the owner of the property. Q: My friend's father bought an industrial plot jointly with his brother's wife. Brother's wife gave the GPA to her brother-in-law who sold the the property to a third party around 30 years ago but the property was not registered in favor of that party. Third party is no more there and the title stands in favor of my friend's dad and his brother's wife. My question is to whom does the property belong legally. The legal heirs of the third party are insisting on a transfer deed to be executed by my friend's dad. But he told that he has already given a sum of money for registration of the property and it was not used for registrations. Is he eligible for any compensation for that amount? Is it safe to transfer the title in favor of the legal heirs again?

Legally the property belongs to your friend's dad. Stamp duty is required to be paid by the buyer and not by the vendor. Hi, The houses in old residential areas in Mysore are not properly constructed on straight lanes as ancestors never had the idea of a planned-city in earlier days. Open drainage system was common and people can remind this even today. Q: some of my friend residing there had shared a disappointing review of Janapriya with issues ranging from horrible water scarcity to unreasonable changes in the society working.The water supply for flush in the building is also not there.added to the woes is the fact that they have now apparently increased the maintenance to 2000 and want 3months in advance! Yes, there is no bore well water available in the whole region; Janapriya and other developers in the region had tried drilling multiple times with no success. Bachupally has efficient drainage and sewage system. It is a center of chemical factories due to this no long power cuts problem arise. Despite being close to the factories, it is a pollution-free residential zone with easily accessible roads.

For buyers who were already charged VAT, the judgment now assures them that it is payable. But the buyers who were not charged VAT should check whether the builder has inserted appropriate tax clauses in the under-construction agreement to recover VAT dues. Generally, builders have been prudent to insert such clauses. Over five years, this area have witnessed the yearly appreciation of 30-40 per cent.Moreover last years this location has seen an appreciation of 9-11 per cent.Nallagandla will continue to show very healthy appreciation, and also has a good rental growth due to proximity to IT hubs.

Yes..that is true. There was a plan for the GHMC for its 2 bhk houses scheme. Now, recently, the officials said that the GHMC has plans to complete these 2 bhk schemes in a deadline of six months. That is what I know about this.

Even i think so, As per opposers, they want withdrawal of the bill to secure land rights for farmer. I want to ask them that they have given 10 years of long time.....what were they doing? Why didn't they pass the bill in their ruling which can help the farmers? Why now? As per them Modi Government asking respective states to structure their respective laws is nothing but, in a way, admission of his defeat as farmers have taken firm stand on the issue.

Yes, below 20% in case of water, below 60% in case of power and less than 80% for gas. Even the ministry have noted that for urban local governments, parking fee is an important source of revenue, besides having the dual impact of influencing commuting choices in favor of public transport.

Right Dharmesh, We need an efficient real estate regulator. In my experience I had a difficult time dealing with the builder. Please be aware that builders charge 24% interest if there is delay in payment from our side and if there is delay from their side, they charge only 9% interest or no interest. It fully depends the nature of the developers.
As per the new real estate bill 2015, if wrong declaration of information or for not obeying with the declaration and requirements found from the builders side then payment of 5% of project cost will be imposed. The Bill provides regulatory authorities the power to cancel project registration in case of constant violations and decide on further course of action regarding completion of such projects.

It is absolutely right. Now-a-days, buyers expect up to 30% discounts on properties listed on websites and flexi down payment options between 25 to 100%. So a developers can quickly liquidate inventory on a large scale if they use e-commerce services when they need funding or wish to liquidate large portion of inventory quickly.

Q: The state government is seriously considering to handover the digitization of land records to private contractors, keeping out the public sector giant Survey of India (SoI).

And it is also come to know that govt. is planning to make the survey of land measurement necessary for all registrations to avoid duplication as well as false measurements in the land records. The government cleared proposals put forwarded by the survey and land records wing to take up digitisation of FMBs as it offers greater freedom in making sub-division of land at field level.
Subsequent to the approval of the concept, the survey and land records department demanded quotations from Survey of land to handle the project. Survey department thought that SoI was the ideal choice because it had developed an exclusive software for the department in the past.

Sri Lakshmi Shubham Arcade Spoorthy has got approval from GHMC. The project is offering 2 and 3 bhk apartments with price ranging from Rs 39 lakhs to rs 45 lakhs approximately. The project will have 10 blocks with 6 floors on each blocks. This is their first project so really cannot comment on the construction quality, builder reputation etc
The expected possession date of the project is by 2016 end. Chanda Nagar is not only a residential hub but is fast becoming an important commercial market as well. Chanda Nagar is well connected by road to other localities of Hyderabad. Chanda Nagar also has good social infrastructure and most of the amenities needed are already present. The locality is also a preferred destination for many because of the good connectivity that it offers. Property prices in this locality are also much cheaper than localities in the IT hub making Chanda Nagar a good place to live in.

@Rajiv, We all are waiting for such thing to happen in real estate market. At the same time we are expecting for a single window approval. We have seen in the last parliamentary session, real estate regulatory bill which would help in development not strangulation of the real estate sector but opposed by the opposition party.

Sainikpuri offers both independent houses and multi-storey apartments. The price of a 2BHK apartment in this area will cost you Rs 18 lakhs to Rs 38 lakh. The size of these apartments may vary from 800 to 1000 sq ft depending on the location, construction quality and amenities offered.
In east you can also look for Uppal, the area has several options for residential apartments in this budget segment. A 2BHK apartment (800-1000 sq ft) costs Rs 20 lakhs to Rs 36 lakh which again depends on amenities offered, connectivity etc.

Q: Hello fellow House Hunters/Owners :) Recently I purchased a flat in Luxor Apartments in Hyderabad Kondapur region and at the time of booking my builder told me that registration will cost me 6% amount, but 1 week back he told me that registration charges have been increased to 6.5% (6% payable as cash and 0.5% payable as DD). Is this information correct? I have already paid him 6% in cash and for the same I can see it getting reflected in e-Challan (i.e. whole 6% amount is reflected on e-challan) and 0.5% I gave him as DD towards "GHMC commissionar srilingampally" something like that. But he said that for 0.5% DD I'll not get any receipt. All in all my question is, that the amount being charged to me is it correct? Kindly help me

Q: How is Adibatla in Hyderabad for property investment?

In the coming days, Adibatla and its surrounding areas are going to be prime location due to growing IT Hubs, Aerospace, and defense hubs. Property rates are low in its surrounding areas. TCS has already started its operations, Aerospace projects are also operational in 500 acres. Hi Shaik, The average property rates of a apartment in Miyapur, Hyderabad is Rs.3300 - 5200 per sq-ft. It also varies from place to place and the amenities provided by the developer in the project. It includes the thickness of the internal wall but excludes balcony or terrace. Built-up area - built-up area is the carpet area plus the area covered by walls. Q: Do we nee both LRS and BRS for the apartment constructed in 2015? We already Applied BRS in 2015, now do we need to apply LRS?
